Subodh Ventures – Super Luxury Residential Tower

Er. Sanjeev Nahar was appointed as the Technical Review and Coordination Consultant for Subodh Ventures, a super-luxury high-rise residential development rising to 120 meters on a 1,000 sq.m. plot. The project comprises 1 basement, 3 commercial/service levels, 6 podiums, 1 amenity floor, and 34 residential floors, setting new benchmarks in premium urban living.

The consultancy scope included comprehensive technical review and coordination of architectural, structural, MEP, façade, CFO, and statutory drawings to ensure regulatory compliance, technical robustness, and constructability. Strategic support was provided to the client’s management team in contractor evaluation and selection, with emphasis on technical capability, cost efficiency, and execution expertise suitable for a high-complexity luxury project.

The assignment also covered material audits and quality guidance, execution monitoring through periodic site audits, and resolution of design and execution challenges in close coordination with consultants and contractors. Value engineering exercises were undertaken to optimize cost and time efficiencies without compromising on aesthetics, safety, or performance standards. Strong focus was maintained on quality assurance, safety protocols, and sustainability practices throughout the project lifecycle.

The project features 2 & 3 BHK residences starting from 800 sq.ft. and 4 BHK residences up to 3,400 sq.ft., with an exceptional floor-to-floor height of 4.2 meters, redefining luxury residential standards.
